Orpington

Mike and Heather had grand plans for their loft and required a contractor who had the skills and creative mindset to bring their vision to life.

We were asked to visit their property to look over their plans, ideas, and use our experience to inspire them.

They did not hesitate to instruct us, and a start date scheduled.

Project Overview

Extension • Refurbishment • Landscaping

Project Duration: 9 Months

Once on site, we stripped off the old roof and began forming the huge dormer. We recommended changing the size and location of the Velux windows which they thought was a great idea. We also added a long feature window in the walk-in wardrobe to enhance the space and provide additional light.

We were tasked with creating a one-of-a-kind en-suite, with a custom wet room, a shower seat, and tiled shelving with hidden LED lighting. We mitred all the corners to add a seamless look to achieve the high-end finish required.

We designed and hand built eaves storage to maximise the space and we created a sleeping alcove for the family dog, and of course, more LED lighting!

We progressed down the house, adding many more features, including:

  • A new oak handrail and spindles to the staircase
  • A full silicone render of the house
  • New tiles for the bay window
  • Air conditioning
  • A TV media wall with Sonos sound system
  • Additional built-in hand made wardrobes

What our client said:

We first met Jack and Lee when they came to price our loft extension. They kept things simple from the outset but weren’t phased by initial discussions of intricate detail and bespoke design for the final finish. We felt their pricing was fair, timelines realistic and bought in to their philosophy of focusing on a premium end-result.

The first 6-8 weeks of a loft conversion are typically straight forward but this was even more so the case given the punctuality of the team, quality of work and speed at which they operated. Whilst Jack and Lee managed our expectations weekly, providing updates on next steps and foreseeable challenges, they also invested their time in helping us to create a vision for our finished project. We found this invaluable because it allowed us to forward think on other potential hurdles we needed to consider later on down the line.

Between weeks 8-12, things became difficult. Not for the fault of Orbit and the Team, but because of errors made by our architect that were uncovered very late into the build which happened to coincide with the seventh torrential storm in the UK that month…! With weather and building regulations very much against us, Orbit continued to find solutions, communicate effectively with us and then deliver on their promises. They kept our spirits high with professionalism and a touch of humour that gave us the confidence to know it would all be worth our while.

Nearly a year on from the day our project finished, our loft is a complete sanctuary. The level of detail visible on our bespoke furniture alongside the workmanship applied in our en-suite bathroom, provides a real wow-factor to anyone who steps inside! Whilst we are in no rush to begin our next renovation, when the time comes we will be the first to call Orbit Construction back. We loved having them in our home and trust them implicitly to deliver any level of building work we ask of them. They are capable of creating some real masterpieces and are not afraid to push the boundaries of design.
